Rent Receipt

A rent receipt is a document that records rent payments that have been made by a Tenant to a Landlord or Letting Agent under a residential tenancy agreement or commercial lease agreement. It is worth noting that the tenancy agreements will differ depending on the jurisdiction (i.e. England and Wales, Scotland or Northern Ireland).

What is the difference between a rent receipt and a rent invoice?

A rent invoice is a document issued by a landlord or letting agent to a tenant, informing them of the amount of rent owed and how to pay the rent amount. The rent invoice can serve as a reminder or merely for record purposes.

A rent receipt, on the other hand, is issued after the tenant has made the rent payment as a confirmation that the landlord or letting agent has received the rent.

Is it mandatory to have a rent receipt?

No, it is not mandatory to have a rent receipt. It is dependent on whether the tenancy agreement requires a rent receipt to be issued when rent is paid. Where there is no such provision in the tenancy agreement, it will be up to the parties to decide whether they wish to make this the custom. Alternatively, the tenant can always ask the landlord or letting agent for a rent receipt for record-keeping purposes.

What must a rent receipt contain?

A rent receipt must contain:

• The name and address of the landlord or letting agent;
• The name and address of the tenant(s);
• The date on which the receipt is issued;
• The rent amount received;
• The date the rent was received;
• The method of payment; and
• The period that the payment covers.

What are the prerequisites for a rent receipt?

Before a rent receipt is issued, the following should have taken place:

• There should have been a rent invoice issued (if applicable);
• The tenant should have made the payment; and
• The landlord or letting agent should have actually received the payment.

What has to be done once a rent receipt is ready?

Once the Rent Receipt has been filled out, the Landlord can send an original signed copy of the receipt to the Tenant and save a copy of the Rent Receipt for their own records.
